The workhorse of large commercial cooling. Central plant room produces chilled water that's piped to AHUs and FCUs across the building. Highest efficiency at scale, longest equipment life, lowest noise at occupied floors.

  • Air-cooled: simpler footprint, no cooling tower, ideal for medium load
  • Water-cooled centrifugal: best efficiency for > 400 TR loads
  • Magnetic-bearing oil-free: ultra-low maintenance, premium properties
  • Absorption (steam/gas-fired): when waste heat or LP gas is available

One outdoor unit serves many indoor units, each independently controlled. Inverter compressors vary capacity continuously — far more efficient at part-load than fixed-speed systems. No plant room needed; outdoor units sit on roof or open balcony.

  • Heat pump: all zones cool (or heat) together
  • Heat recovery: some zones cool while others heat — energy moved between zones
  • Multi-V combinations: stack outdoor units for buildings up to 60+ floors
  • BMS integration: Modbus / BACnet / KNX out of the box

Self-contained or split units serving a defined space. Simpler than chillers or VRF, faster install, easier to service. Modern inverter package and ducted units now deliver 60–70% of VRF's part-load efficiency at a fraction of the capex.

  • Ducted splits: hidden indoor unit, ducted to multiple grilles in a space
  • Cassette (1-way / 4-way): ceiling-recessed, flush finish, ideal for small offices
  • Floor-standing & concealed-ceiling: for restaurants, retail, showrooms
  • Rooftop package: single skid unit for warehouses, supermarkets, factories

Why this matters

Most HVAC contractors push one brand. We don't.

When a contractor only sells one brand, the cooling design starts to look like that brand's catalogue. We approach it the other way — design your building first, then specify equipment that actually fits.

Right-sized capacity

Sri Lankan and Bangladeshi buildings are routinely over-spec'd by 25–40%. We design from the actual load profile — sensible + latent split, diversity factors, building orientation — not from the previous project's tonnage.

Part-load efficiency

Buildings run at 30–60% of design load 80% of the time. The brand and model that wins on full-load specs often loses on real-world annual energy cost. We pick for the operating reality, not the brochure.

Single-line drawings, equipment schedules, sequence-of-operation, load calculations to ASHRAE 90.1 / CIBSE — bidding-grade or construction-grade as you need it. CIDA-compliant signatures.

Capex, opex, lifecycle. We show you the 10-year TCO of each option side-by-side. The cheapest chiller on day 1 is rarely the cheapest at year 5.
