Four ways to cool a commercial building. Only one of them suits yours.

Most bad HVAC outcomes in Bangladesh are decided at this table, not on site. A system chosen for the wrong load profile will cost you every month for fifteen years.

The fourth row is the one that gets skipped. A large share of the “we need more tonnage” enquiries we receive from Bangladeshi factories are actually ventilation and heat-extraction problems — and buying more chiller to solve them is the most expensive possible answer. We will tell you when that is the case, at the load audit, before you have committed anything.

System 01

VRF systems in Bangladesh — pay to cool the floors that are occupied.

Variable refrigerant flow is the right answer for buildings where different parts are busy at different times. One outdoor unit serves many indoor units, each modulating independently, so an empty floor costs you almost nothing while the occupied floor below runs at full output. In a central-plant building you are cooling everything or nothing.

That makes VRF the default for offices, showrooms, hotels, clinics, banks and mixed-tenancy towers across Dhaka — anywhere the tenants want their own control and the owner is carrying the electricity bill.

Where VRF stops being the right answer

On a garment production floor running twelve hours a day at a constant heavy load, VRF's advantage disappears — there is no diversity to exploit, and a water-cooled chiller will beat it on running cost by a wide margin. Above roughly 150 TR of steady load, look at chillers instead. VRF also needs refrigerant pipe runs kept within manufacturer limits, which constrains very tall or very spread-out buildings.

What we install

The workhorse of industrial cooling here. Engineers qualify on TR bands and kW/TR before they ever call, so here is the honest table.

Water-cooled or air-cooled?

Above roughly 150 TR of continuous load, a water-cooled screw chiller with a cooling tower usually wins decisively on running cost — around 0.58 kW/TR against about 0.95 kW/TR for air-cooled scroll. On a plant running six days a week, that gap is worth lakhs a year, and it repays the extra capital inside the first few years.

Below about 120 TR, or where water treatment is impractical, the roof has no room for a tower, or the site has no reliable make-up water, air-cooled is simpler, cheaper to install and far easier to maintain. There is no universally correct answer — there is only your measured load, your tariff and your site.

What a chiller plant actually involves

The machine is one line on the bill of quantities. The rest is the cooling tower and its foundation, condenser and chilled-water pumps, piping and insulation, the plant-room ventilation and drainage BNBC requires, water treatment, the electrical supply and generator capacity to start it, and the controls that make it modulate rather than cycle. We price all of that in one document because we install all of it.

System 03

Central & ducted air conditioning — when the air has to be treated, not just chilled.

Between a VRF system and a full chiller plant sits the central ducted option: air-handling units and fan-coil units fed by chilled water or direct expansion, distributing conditioned air through ductwork to a floor, a hall or a production area.

This is the right system when the requirement is about air quality and air distribution rather than temperature alone. A pharmaceutical clean room needs filtration stages, pressure cascades between zones and validated humidity control. A hospital needs air change rates and a pressure relationship between clean and dirty areas. A food plant needs hygienic construction and filtered make-up air. None of that can be delivered by refrigerant-only systems.

AHUs, FCUs and the ductwork between them

We design and install AHUs with the filtration stages the application demands, fan-coil units for perimeter and room-level control, and the ducting, dampers, diffusers and balancing that actually determine whether the design performs. Ducted routes through fire compartments are detailed with the fire dampers BNBC requires — on an export factory those details are audited, not assumed.

Commissioning is the part people skip

An unbalanced duct system delivers design airflow to the nearest outlet and a trickle to the farthest, which is why one end of a floor is cold and the other complains. We balance, measure and hand over documented figures.

Ventilation, heat extraction & dehumidification — the cheapest cooling you will ever buy.

This is the section most HVAC suppliers in Bangladesh would rather you skipped, because it sells less equipment. A large share of the factories that call us asking for more tonnage do not have a cooling shortfall at all. They have hot air with nowhere to go, lint loading the coils, and moisture nobody has accounted for.

Extracting heat at the source — above the machines, at roof level, with engineered make-up air replacing it — frequently delivers more felt relief per taka than any chiller, and costs a fraction to run. Where the floor genuinely needs cooling as well, doing the ventilation first means you buy a smaller, cheaper plant that then runs efficiently instead of fighting an unventilated space.

Dehumidification

In Bangladesh's climate, humidity is often the real complaint behind “it is too hot in here”. It also damages product and process: RMG sewing floors, cold stores, pharmaceutical warehouses, paper and printing all have humidity limits that comfort cooling alone will not hold. We supply and install industrial dehumidification with dew-point control and humidistat integration into the building controls.

Why commercial HVAC budgets in Bangladesh go wrong.

Not because the equipment was mispriced — because three things were never in the number.

The electrical upgrade
A 300 TR chiller plant is a substantial new electrical load. Transformer capacity, MV panel, cabling, generator sizing and UPS for controls are all part of making the cooling work — and are routinely quoted by someone else, later, at a worse price. We size and price them with the HVAC because we install them too.

The plant room
Cooling tower foundations, plant-room ventilation, drainage, water treatment, fire separation and access for maintenance. BNBC has requirements for most of it. Discovering this after the equipment arrives is how a programme slips by two months.

Fifteen years of running it
At Bangladeshi tariffs, the difference between 0.58 and 0.95 kW/TR on a continuously loaded plant dwarfs the difference in purchase price, usually within the first three years. The cheapest quotation is very often the most expensive system.

What a complete HVAC quotation should show you

The measured heat load and how it was measured. The system type and why it was chosen over the alternatives. Capacity in TR and efficiency in kW/TR or ESEER. The ducting and piping scope. The electrical scope, named and priced. The plant-room civil works. Commissioning, balancing and handover documentation. The warranty term and who honours it in Bangladesh. Spare-parts availability and AMC pricing.

If a quotation is one page and one number, it is not a quotation — it is an invitation to a variation order.

Which is the best HVAC system for a commercial building in Bangladesh?

It depends on the load and how the building is used. Below roughly 120 TR with zones that run at different times — offices, showrooms, hotels — VRF is usually right, because you only pay to cool the zones in use. Above roughly 150 TR of steady continuous load, such as an RMG production floor, a water-cooled screw chiller wins decisively on running cost: around 0.58 kW/TR against about 0.95 kW/TR for air-cooled. Between those, a ducted package or air-cooled scroll chiller is often simplest. The answer should come from a measured load audit, not a brochure.

Chiller or VRF for a 10-storey commercial building?

Mixed-use towers with floor-by-floor tenancy usually favour VRF (8–96 HP, ESEER 7.1+), because each tenant controls their own space and empty floors cost almost nothing to leave idle. Single-owner buildings with a central plant room and a steady whole-building load usually favour chillers on lifetime cost. Pipe-run limits also matter on tall buildings. We model both against your floor plans before recommending either.

Water-cooled or air-cooled chiller for an RMG factory?

Above roughly 150 TR of continuous load, water-cooled screw wins on running cost — about 0.58 kW/TR against about 0.95 for air-cooled scroll — and on a six-day-a-week plant that gap is worth lakhs a year. Below 120 TR, or where water treatment is impractical, there is no roof space for a tower or no reliable make-up water, air-cooled is simpler and cheaper to maintain. How much does a commercial HVAC system cost in Bangladesh?

The machine is rarely more than half of it. Cost is driven by measured TR load, system type, ducting and piping runs, electrical infrastructure including transformer and generator capacity, controls, and the civil work for plant rooms and cooling towers. Most commercial HVAC budgets here fail because the electrical upgrade and the plant room were priced separately, or not at all. We publish indicative ৳ bands above and quote firmly in taka after a free load audit, with the electrical and civil scope shown as line items rather than discovered later.

Do you handle HVAC for RMG and textile factories?

Yes — it is our largest Bangladesh sector. An RMG floor is a different brief from an office: high sensible heat from machinery and lighting, lint in the air stream, wide open spans, long shift hours and buyer compliance audits. That usually means chilled water or evaporative cooling combined with engineered ventilation and heat extraction, plus dehumidification where humidity affects the process. We completed a 400 TR chiller retrofit for a Gazipur RMG plant, and the full turnkey MEP installation for American & Efird at the KEPZ export zone in Chittagong.

My factory is hot but we already have enough tonnage. What is wrong?

Usually ventilation rather than cooling. Hot air with nowhere to go, lint loading the coils, and unaccounted moisture will defeat a correctly sized plant. Extracting heat at source with engineered make-up air often delivers more felt relief per taka than any chiller and costs a fraction to run. We will tell you this at the load audit even though it sells less equipment — buying more chiller to fix a ventilation problem is the most expensive possible answer.

Are you an HVAC contractor or an equipment supplier?

Both, and that is the point. NativeWay (Bangladesh) Limited designs the system, supplies the equipment, installs it, commissions it and maintains it under AMC — and engineers the electrical, fire and plumbing services in the same scope. That is unusual in the Bangladesh HVAC market, where cooling and power are normally bought from separate contractors who blame each other when the plant will not start.

Does BNBC apply to commercial HVAC installations?

Yes. The Bangladesh National Building Code governs plant-room ventilation, refrigerant handling and safety, electrical protection, fire separation and smoke management. Every NativeWay HVAC design in Bangladesh is produced BNBC-compliant and documented for the building approval file. For export factories we also design to the buyer and RSC compliance requirements your audits are measured against.

Can you take over maintenance of a system another contractor installed?

Yes. We survey the existing plant, report honestly on its condition and remaining life, and quote an AMC against it. Taking over someone else's installation is common — most of the failures we are called to are maintenance failures rather than equipment failures, and a badly commissioned plant usually announces itself in the electricity bill long before it breaks down.

How long does a commercial HVAC installation take?

Typical equipment lead times are 2–4 weeks for VRF, 4–8 weeks for air-cooled scroll chillers and 8–12 weeks for water-cooled screw chillers, with installation and commissioning on top and partly in parallel. In practice the programme is set by the electrical infrastructure and the plant-room civil works rather than by the cooling equipment — which is why we survey those first.

Do you work outside Dhaka?

Yes — most of the industrial work is outside Dhaka. We cover the Gazipur, Savar, Narayanganj and Ashulia industrial belts and down to Chittagong and the KEPZ export zone, operating from our Gulshan, Dhaka office.
